Building Manager
$ 140,000 annum
Full Time Management employment, Greater Brisbane Region
Contractor Duties and Responsibilities:
-Provide high-quality maintenance of the common property of premium residential complex in South Bank, including gardening, ground keeping, and general upkeep.
-Employ and manage necessary staff for maintenance tasks, retaining full discretion over hiring and dismissal.
-Coordinate with the Body Corporate and adhere to horticultural standards where applicable.
-Ensure efficient operation and maintenance of building systems (e.g., plumbing, lighting, security, lifts).
-Regular inspections and maintenance of property amenities such as lifts, fire safety systems, and waste disposal.
-Oversee compliance with by-laws and manage contractor and visitor access to ensure security.
-Detailed reporting and service monitoring under the direction of the Body Corporate's nominated representative.
Remuneration:
Initial contract payment of $140,000 - $150,000 per annum, dependent on experience subject to annual CPI adjustments.
Additional Benefits:
-Use of designated common property areas for office and storage purposes.
-Supply of necessary equipment and consumables by the Body Corporate.
Requirements:
-Proven experience in property & maintenance management, especially in a residential setting.
-Strong organisational and leadership skills.
-Comprehensive insurance coverage required, including workers' compensation and public liability.
-Ability to work independently, manage a team and communicate effectively to the Committee, Owners & the Body Corporate Manager.
-Commitment to maintaining high standards of property appearance and function.
